The Craftsman era began in force right after the first World War 1 in about 1919, up until that point the war effort took up the time of many. Restoring a Historic Home can be fun, there is one thing you want to be careful with and that is Lead base paint was used on all of them. It wasn’t until 1978 that lead base paint was outlawed, however they began to eliminate this paint about 10 years prior to this. With that being said, if you are caught by the Environmental Protection Agency not properly containing the dust or paint chips you could get a huge fine. It is normally a neighbor that will turn you in. Just take this easy step. They have classes around that only take about 4 hours to complete. The cost is a little over 200.00 but it is well worth it, here is why. Lead base paint is especially tough on kids up to the age of 8. A kid’s body chemistry thinks lead base paint is calcium, so they will absorb all they can get. In many cases this will lead to learning disorders if to much is taken in. After the age of 8 their body does not need as much calcium and the less they will likely absorb. When doing any preparation before you paint, and lord knows there is bunches of that in a restoration, make sure you have a hepa-vac attached to your sanding tool’s, so all dust is taken into containment and can be properly disposed of. Normally a vibrating orbital sander works best. In class you will learn how to properly install plastic barriers and ground cover, so you are able to deal with the wind, if any, and have a means of gathering all the paint chips to stay in compliance. A heap-vacuum is a special vacuum that has high tech filters in it. Lead base paint removal is all about containing paint chips and dust. Like I said above, Craftsman homes all have lead base paint as do the hardwood floor’s clear coat. The same precautions should take place when finishing them. I will normally install crown molding so that I am able to get a nice contrast on the trim and the wall paint, making things look more authentic or period. This was not only a building boom where we were to see beautiful craftsman homes spring up, but also an end to the Victorian era homes. Many houses were built from 1919 to 1921 and their appearance took on many different looks. With straight lines The Craftsman era had arrived. With all your historic restorations, stay true to the period you’re working with. Let’s say our project is a 1920 Craftsman bungalow home with 2 stories. Any home that is almost 100 years old will have some rot in it. If the home that you are re-doing has a basement there may be less rot than a home where the wood is closer to the ground. This is because the older houses did not have vapor barrier (black Plastic) under the floor, causing moisture wicking up through the wood structure of the home. With the restoration of the exterior of the home, there will be some or many areas that will need to be sanded for proper preparation prior to painting. With this being built in 1920 there will be lead found in the exterior paint. It is the additive that made paint durable in those days. In order to disturb the lead base paint in the form of sanding you will need to have someone certified in lead base paint removal to remove it. This will apply to the interior walls and woodwork as well as the clear coating they used to finish their wood floors back then. There are very large fines for not doing the right thing when it comes to compliance with lead base paint removal. If the home you are doing a historic restoration on is in a historic district the city may have regulations on the paint colors, additions and alterations. Make sure you check. The paint color combination that you choose will need to be a combination of 3-4 different paint colors. You will have the body color for the first floor, the body color for the second floor, the trim color that would be all windows, doors, fascia, batter boards, columns and look outs. The fourth color would be an accent strip if your home construction allows it. There are many sources to find great historic colors. Lowes offers a full line of historic paint colors. Your paint job will only look as good as the preparation was. The better everything is sanded smooth, professionally caulked and primed the better your final paint job will be. Make sure all the windows have been glazed properly on the exterior, this will ensure a good paint line around the glass. After the home, has been prepped and primed a two-coat paint job is required for proper penetration and coverage. Your primer can be colored to match the final coat of paint; this will ensure two coats is enough. As with the restoration of exterior any old place special care has to be taken to make sure everything is still secured properly, no shingles are missing, the siding is in good shape and everything is sound structurally. One thing I learned when doing historic restorations was that E- Bay is your friend. They are a great source of anything needed from that era. I can’t express enough the importance of buying Art- Deco style light fixtures of the 1920’s, stay true to the period. If you shop enough you should be able to find enough light fixtures, door knobs and strike plates, hinges, knobs and anything else that will add that special historic touch. When restoring anything from the 1920’s make sure the patina is not removed! Light fixtures can be carefully cleaned and re-wired with cloth covered wire to match the original wiring. If a light socket is broken they are easily purchased at Amazon along with the wire. With any old house, you are going to have many plumbing, electrical and heating problems. Many of the homes from the 1920 era did not have heat upstairs so running a 220 circuit up there for some base board heat will be a good idea. Remember the baseboard heaters were not from that era but they seem to be the most cost effective way to get heat upstairs and keep cheating to a minimum. In my opinion all historic homes deserve to be restored to their original charm. There not like a newer home, they cost more. There not for the faint of heart. When doing restoration on old brick, whether it’s a chimney or brick siding, they are a few things to remember. The mortar in the old brick work will more than likely need some kind of repair, mortar was not designed to last 100 years plus. On historic homes with the heating stove and brick chimneys were common. Craftsman homes for sale in Oregon Most of these old homes are between 100 to 140 years old. The mortar in the chimineys will be worn out If you are redoing a chimney you start by taking an average size screwdriver and start scraping out the mortar. Scrape it out until you have it about 1 inch deep, if you can get it that deep. Real estate in Salem Oregon The next step it to take a wire brush, thin enough to get in between the brick courses and clean the area. If this area can be blown out, all the better. At the home improvement store, buy a few tubes of mortar, make sure it is a light grey color, similar to cement. This is nothing more than mortar in a caulking gun. If your are only doing a section make sure your dried mortar is the exact color as the original mortar. With a caulking gun, fill area in between brick courses and finish with a tuck point tool. This will have a curved ½ inch blade, same width as the groove between the bricks. Real Estate Repairs You will also need to mix up a bunch of mortar the same color and install a new top cap on the fireplace, this will be worn out and cracked as well. Shape this with curved sides. Smooth it out with a wet sponge. This same process will apply if you are doing brick siding. Take special care to match the color exactly with what you are replacing, especially if you are only replacing some. Old homes require care if you are going to work on them. Keep water and a small paint brush around to keep all the mortal cleaned up from anything you don’t want concrete (mortar) on.
